About Us
Enumclaw Short Term Rentals LLC was started to provide short term and temporary house on the Enumclaw Plateau. Our guests range from people traveling to enjoy our outdoor spaces to people may need temporary housing for work. If you are interested in getting involved with this space but don’t wish to be responsible for the operations involved with short term housing, then please feel free to reach out to us!

1. We become your tenant
Our company becomes your tenant under a company lease agreement and we provide the following benefits :
– Your property is kept in hotel standard condition. We look after your assets.
– No voids – your rent is guaranteed for the duration of our agreement.
– We take care of any maintenance up to $50 including VAT.
– The property is inspected by our cleaning team weekly as a minimum.
– You can inspect the property as regularly as you wish (24 hours notice).
– We can make arrangements quickly (less than 2 weeks until your first rental payment).
– Hassle free – you can be confident in your return and that your property is being looked after by us.
2. We manage the property as short term lets on your behalf
On this option we market your property in the same way as option 1, however the key differences are : The return varies from month to month and could be higher than the guaranteed rent amount.

We work with nationwide businesses, airports and hospitals to help house their professional employees, cabin crews and doctors, who need accommodation in the area.
They cannot commit to long AST’s as they may be in the area for only a short period of time (a few days up to 6 months). That’s where we come in and provide accommodation on a short term basis to them while ensuring we meet our obligations to you as our landlord or client.
We fill gaps by letting the property to well vetted guests who need accommodation while visiting the area for leisure and to families who need accommodation due to work being carried out on their main residence (often insurance companies are funding the stays).
We take on properties which we have first done due diligence on to assess the demand in the area to see if the property would be suitable to be used as a serviced accommodation.
We identify which guest profile is likely to need accommodation in your property – leisure guests, contractors, corporate guests or a mixture. We would never take on a property that is not appropriate for serviced accommodation or holiday letting.
It is from our due diligence that we can deduce if we can offer you one of the following, either :

Option 1 – We become your tenant
Our company becomes your tenant under a company lease agreement and we provide the following benefits :
Option 2 – We manage the property as short term lets on your behalf (like a regular letting agent)
On this option we market your property in the same way as option 1, however the key differences are :- The return varies from month to month and could be higher than the guaranteed rent amount. All profit from short term stays are received by the owner, after costs and fees have been deducted (i.e Bills, linen, cleaning fees). There is no minimum guaranteed rent. (i.e if bookings were low, the return would reflect this). All furnishings are paid for by the owner (we can source and setup this if you wish as an additional service). We receive 15% of the total gross income that we make from bookings on your property, we are highly motivated to get you a higher income for the property as this is beneficial to both parties as you, in turn, get a higher profit.
We work with local business to help house their visiting professional employees or work crews who need accommodations in our area.
We fill in gaps with short term stays. Money of these stays are people coming to our area to enjoy our small town while visiting family for holidays or weddings or looking to experience a small community downtown during a ski trip.
Our other most common guest type is a family who may need an accommodation due to work being carried out on their main residence. Most often insurance companies fund these stays.
Like any tenant things can get damaged, however unlike a regular tenant, we repair and maintain the property whenever an issue occurs. Our guests have to provide ID, sign terms and conditions.
We are fully insured with legal indemnity, contents and public liability insurance if the worst should happen.
A key difference with us, is that we have guests, not tenants so they have no right to occupy. If there is a problem we can remove them. Overall, the property has to stay in hotel standard condition or we could not operate as a business so rest assured the property will be looked after – that’s what makes us the perfect tenants as your needs and our needs align!
When we setup a home for operations we always include a Ring doorbell on the front door so we can monitor when guests check in and check out. We also have devices in the home to help assure us that guests are being respectful. We have devices that will track how many cell phones are at your property as well as noise monitoring devices that will notify us if noise is above a specific decibel level threshold.
